1. You are pricing your home from an online estimate
Automated valuation tools average a lot of houses that are not yours. They do not know that your neighbor sold with a renovated kitchen, that the unit two floors down had a water claim, or that Plantation, Davie and Cooper City can each behave differently in the same month. A real price comes from recent closed comparable sales, current competing listings and what buyers are actually walking away from. If your number came from a website, you do not have a price yet - you have a guess.
2. Your life changed before your mortgage did
A new baby, a parent moving in, a job that is now fully remote, a commute that changed from Fort Lauderdale to Miami, an empty bedroom you are paying to heat and insure. These are the moments when the house stops fitting.
